Know all men by this [___sents] that I Lyman F Round of [Charlotte] in the County of Chittenden and State of Vermont for and in consideration of the sum of three hundred and thirty three dollars and thirty three cents current money of the United States received in full to my satisfaction of Joseph Round of Monkton in the County of Addison and State aforesaid the receipt thereof I do hereby acknowledge have given granted bargained and sold and by these [herewith] do give grant bargain sell [alin] convey and confirm with said Joseph Rounds his heirs and [akign] forever the following [diss____d] land [situate] lying and being in Monkton and described as follows being all the land set off by order of the Court of Probate to me the said Lyman as heir to the estate of Nathan Round deceased [sd] land being part of the first division [let] to right of Peter [Fabspm] to have and to hold the above granted and bargained premises with all the privileges and [appurtinanus] thereof and [thents] belonging to the said Joseph his heirs and assigns to him and their [arenpioper] use benefit and [behaof] [faw] and I the said Lyman F Round do for myself my heirs executors and administrators covenant to and with the said Joseph his heirs executors administrators and assigns that at and until the sealing of these present. I am well signed of the premission in fee simple that I have good right to bargain and sell the same in manner and form as is above written that they are free and clear of all encumbrances and that I will warrant and defend the same against all lawful claims and demands of any person or persons whomsoever [incectrch] where of I have here unto set my hand and seal this 16th day of August the 1828 Signed Sealed and Delivered
